Agency Landlord Fees:

FEE SUMMARY INCLUDING LETTING FEE/CONTINUATION OF TENANCY FEE

a. Letting Fee: 8% plus VAT (9.6% Inc. VAT). of the total rent received for the first year, to be paid at the Commencement of the Tenancy.

b. Continuation of Tenancy Fee: 7% plus VAT (8.4% Inc. VAT) of the total yearly rent. In the event of the tenant/s wish to remain after the anniversary of the original move/start in date, a continuation of tenancy fee shall become due and shall be payable in full on a continued annual basis, until the tenant vacate/s the property. Please note – Refunds shall be given on a pro rata basis in the event the tenant/s vacate the property.

Tenancy Set-up Fee: £125 (Plus VAT) per tenancy. in addition to our Letting fee.

1.             Cost of referencing service which includes financial credit checks (Up to two tenants)

2.             Right-to-Rent checks

3.             Verification of identity checks

4.             Client Anti Money Laundering risk assessment

5.             Where required, carried out an enhanced due diligence assessment

6.             Ensuring that neither Landlords nor Tenants have been placed on a Sanctions list

7.             Land Registry check on Landlord.

8.             Ensuring that Tenants receive the correct paperwork with regards to Energy Performance Certificate, Electrical and Gas Safety Certificates.

9.            Contract negotiation and arranging the signing of the tenancy agreement.

ADDITIONAL FEES:

Tenant Referencing Fees: £30 (Plus VAT) per tenant.

Guarantor Fees: £60 (Plus VAT) per guarantor. Covering credit referencing including AML Sanctions check and preparing a Deed of Guarantee (or as part of the Tenancy Agreement).

Permitted Occupier Fees: £60 (Plus VAT) per permitted occupier. Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord including AML Sanctions check.

Tenants Right-to-Rent checks: £10 (Plus VAT) per Tenant.

Individual Landlord AML, Sanctions & Due Diligence Check £20 (Plus VAT) per Landlord.

Individual Tenants Sanctions & Due Diligence Checks £10 (Plus VAT) per Tenant.

Individual Landlord Land Registry Checks £20 (Plus VAT) per Landlord.

If any additional management work is undertaken by our Company, we will charge additional fees which will be discussed with you in advance.

This includes arranging gas safety certificates, electrical safety certificates, inventories, electrical & plumbing call outs, building works and administration works involved with the Tenants Deposit Scheme & Energy Performance Certificates.  Our minimum fee is £60 (Plus VAT) per item.

Rent & Legal Protection Policy (12 Months) is available for the sum of £170 Plus VAT. Property Express will receive a fee in the event any Landlord/s takes up Rent & Legal Expenses Insurance Policy via our referencing agency, will shall inform all Landlord/s in advance.

Property Express has Client Money Protection (CMP) provided by Propertymark.
